Topsail Island FAQs

Do you have questions about our area and booking a reservation with Lewis Realty? Below we have answered a few FAQ’s that may help or you can refer to our booking information page for more information:

    • What is the difference in the towns on the Island? Is one better than the other?

      The island is divided into three separate townships: North Topsail Beach, Surf City, and Topsail Beach. No town is necessarily better than another, but ultimately guests have their preferences as to where they will stay due to some differences in the areas. North Topsail Beach is located on the northern side of the island, and is where visitors will find houses to be more spaced out, quieter streets, less beach crowding, and more of the newer homes. This end of the island is mostly residential, so vacationers will have to drive a short distance north into Sneads Ferry or south into Surf City in order to find shopping, restaurants, and nightlife. Surf City is the central town on the island, often referred to as the “heart” of Topsail Island. This area has the majority of the shops, restaurants, and nightlife, and spans an equal 3.5 miles on each side of the only stoplight on the island. This town also hosts our historical swing bridge, which is one of only a few left in existence. This is the primary area for activities and attractions, and encompasses a portion of the mainland in addition to the island. Topsail Beach is the southern end of the island, and exemplifies our theme of “Topsail Time.” This area has a more laid back atmosphere, and you are more likely to encounter visitors walking the streets, riding bikes, and spending time outdoors with pets. There are a select few restaurants and shops in this area, but each provide unique foods and goods that are special to this area. The shoreline is the widest in Topsail Beach, providing plenty of beach space even during higher tides. The far southern tip of the island provides a scenic walk, and some of the most illustrative sunset views over both the sound and ocean. 

      Due to business on the island being on a seasonal schedule, many of our shops and restaurants will close for Fall and Winter. While the exact times each business may close will vary. Generally, many shops and restaurants will close for the season by the beginning of November, and will not reopen until March. Those that remain open year round may reduce their operating hours.

  • Where are the Piers located on the Island?

    There are three piers located on the island. The Sea View Pier is located along New River Inlet Rd in North Topsail Beach; the Surf City Pier is located directly in the center of Surf City, and is the most popular; and the Jolly Roger Pier is located in Topsail Beach, which is a popular attraction of the area. On most given summer days, when the skies are clear and blue, vacationers are able to see the Surf City Pier from Topsail Beach, as well as see the Jolly Roger Pier from Surf City.
  • Do the pools stay open year round?

    Most pools associated with a community HOA have seasonal hours. The majority of these pools are open between Memorial Day and Labor Day, though some may elect to open earlier and close later depending on the weather. 
  • What’s the weather like there?

    Like true North Carolina weather, it fluctuates every day. We generally begin experiencing warmer temperatures of the upper 70’s and low 80’s in the Spring. Temperatures are typically higher during the peak summer months, usually being in the 90’s.The most pleasant weather is in the late summer and early fall during the months of September-October. The weather is warm enough for t-shirts, shorts, and flip flops, but not overbearingly hot. Winter weather varies each year, but does not get near as cold as northern winters. 
  • When does the Island start getting crowded?

    The crux of the vacation season is between Memorial Day through Labor Day. The island usually begins to see most vacationers by mid-June, and does not begin slacking until close to mid-September.July and August are generally the busiest months of the season, with the most people vacationing during this time. 
  • When does the swing bridge open?

    From May through September, our swing bridge opens on the hour every hour between 8:00 AM – 8:00 PM. Depending on the amount of marine traffic, the bridge may possibly open more frequently or stay open for longer intervals.The bridge will also open at any time for commercial marine traffic. 
  • When will they begin working on the Surf City Bridge?

    NC DOT Has began construction on the new Surf City Bridge as of October 2016. At this time the construction has not impacted traffic accessing the Island. For further information, please visit the website for the North Carolina Department of Transportation (NCDOT) regarding the plans for the new bridge: Topsail Island Bridge Project. 
  • What are the rental seasons?

    Castaway Season = January 1st – First weekend in May
    Maritime Season = First weekend in May – First weekend in June
    Bungalow Season = First Weekend in June – Third Weekend in June
    Buccaneer Season = Third Weekend in June – First Weekend in August
    Bungalow Season = First Weekend in August – Third Weekend in August
    Maritime Season = Third Weekend in August – Third Weekend in September
    Castaway Season = Third Weekend in September – December 31st.

    During our Castaway season, Most of our properties will allow a minimum 3 night stay, however this is not the case for all properties. For exact property requirements please visit the property’s profile.

    During all other seasons( Maritime, Bungalow, and Buccaneer) a 7 night Saturday to Saturday stay is required.***If you are looking for a shorter stay or a stay that is not Saturday to Saturday, we can not accommodate the reservation unless the the property is vacant 5 days before your requested check in date. Then we can only book the off requirement reservation with the owners approval. ***
  • What time can I check-in?

    Check-in time will be no earlier than 3:00 PM unless Tenant has arranged for and paid for the Early Check-in option of 1:00 PM, if available. Agent also reserves to right to extend standard check-in time until 5:00 PM if needed for extra cleaning or maintenance. The early check-in option is strictly optional, and availability is limited. The cost of this service is $50.00 plus applicable tax. Keys will not be released until Tenant’s check-in time (as determined above).
    Checkout time for all units is 10:00 AM PROMPTLY, unless tenant has arranged and paid for the late checkout option of 12:00 PM in advance. Tenants who have not checked out by 10:00 AM will be charged for the late checkout fee, and will still need to vacate the Premises immediately. Tenant agrees to return all keys, permits, etc. to Agent’s office. Furthermore, Tenant agrees not to park on the Premises or occupy any portion of the Premises prior to Tenant’s check-in time or after the checkout time. Cleaners, Inspectors, Service and Repair companies, and Agent may not be able to perform their services if this provision is not followed, and any additional charges from such companies will be the responsibility of Tenant. Late check-ins must make prior arrangements with Agent at the above phone number to pick up a check-in package.
  • Can I hold a property for next year?

    Yes! If the property is available next year we will gladly put a token reservation in our system to hold the property for you. The price for this service is $40.00 plus tax and does not go toward the total reservation price.   The current guests of the property have the right of priority availability for the same property during the same time  frame for next year. Please note : All current guests must make their “Token Hold” reservation by the first Wednesday of their current stay in order to have priority over the dates. As of Thursday morning of their reservation, next years calendar for that week will be open to the public for rental. 

    When we’ve finalized the rates for the following year, we will contact you with that information. You will then have two weeks to make your first half payment for the reservation, or we will free up those dates. 

  • What Credit Cards do you accept?

    We only accept VISA and Mastercard. 
  • Can I go to the property before I check-in?

    If you arrive early, please do not visit the property before checking in. There are cleaners and inspectors at the properties during that time. Housekeepers and inspectors will not stop at the property if a vehicle is in the driveway, which may delay your check-in time. Feel free to call the office to see if the property is available, and if it is, we will gladly give you the keys early. If you would like to view the property before making a reservation, please call the office to see if/when it can be arranged and we will be happy to let you view one or more properties. 
  • Will my beach house have beach chairs, umbrellas, and sand toys?

    Beach equipment may or may not be at the property. We do have these items available for rent if you would like to add them to your reservation. 
  • Can I leave beach equipment out on the beach?

    Beach equipment cannot be left on the beach overnight. There are ordinances prohibiting such equipment being left on the beach in each township on Topsail Island.Main concerns regarding excess equipment being left on the beach include damage and debris caused by high tides washing away equipment, and equipment hindering turtle nesting and/or injuring sea turtles attempting to nest. 
  • Do you have a minimum age requirement in order to rent a property?

    Yes. You must be over the age of 25 to book a reservation. 
  • Can I bring extra people with us?

    We will need to know exactly how many people will be staying at the property. This number cannot exceed the maximum occupancy of the house. 
  • Can my dog come with me? What about my cat/bird/lizard?

    If you are staying at a pet friendly property, you may bring your pet with the addition of a pet fee to your reservation. All pet friendly properties will accept dogs, but we may need to receive permission from the homeowner of a requested property for other pets.
